Unless by specific agreement with the Landlord, sub-letting is NOT permitted, and is in contravention of the terms of the lease. This includes letting out part or all of the property, either by private arrangement, airbnb, Homeaway, or other websites or agencies.
Buildings and/or contents insurance is usually invalidated by sub-letting, so this is more serious even than a breach of the lease. If an event involving property damage or injury occurred, insurers may not settle any claim arising, with inevitable consequences.
